The first Binghamton University students are expected to start moving into a massive new housing complex being developed about a mile from the Vestal campus.

Retreat at Bunn Hill is a 700-bed cottage-style project that is being developed by Georgia-based Landmark Properties.

The Kradjian family sold 44 acres of land to Landmark for $6.8 million in October 2024.

Some Vestal residents went to court to block the project but their efforts were unsuccessful.

The complex is expected to include 161 buildings. There will be units ranging in size from 1,130 to 2,000 square feet with two to five bedrooms.

A leasing office for the Retreat at Bunn Hill opened on the Vestal Parkway last September. Workers at the office were unable to comment on the project on Thursday. The Landmark Properties corporate office did not respond to an email request for information for an update.

Aptitude Development of New Jersey plans to open a 516-bed luxury student housing complex closer to the Binghamton University campus. That project on a site at the Vestal Parkway and Bunn Hill Road is scheduled to be completed in the summer of 2027.
