Plans for additional student housing at Hayes Manor in Vestal are being sunk by zoning codes.

The Zoning Board of Appeals has rejected variances requested for the height of buildings, size of apartments and number of parking spaces sought by Jeffrey Feinberg that would have added 224 more one and two-bedroom units.

Neighbors said if the plans were approved, any buffer zone between the student apartments and single-family homes would have been almost eliminated, changing the nature of the neighborhood.

The Hayes Manor site is at a plot at Plaza Drive and Country Club Road.
